The Sawtooth Building: Warwick’s City Office and AAA Headquarters

A major public-private partnership (P3) in Warwick, Rhode Island, focusing on the adaptive reuse of the historic Sawtooth mill building. The historical documents provide a timeline of the American Automobile Association (AAA), detailing its founding in 1902 and its expansive modern services, including insurance, travel, and roadside assistance. However, the majority of the text chronicles how AAA Northeast acquired the deteriorating 1905 mill and then leased a large portion of the newly restored, energy-efficient building to the City of Warwick for use as a consolidated municipal annex. This move was celebrated by city officials as a cornerstone of the Apponaug village revitalization plan, centralizing scattered government offices and promoting civic and commercial cohesion in the area. The restoration efforts preserved the building’s iconic sawtooth roofline while incorporating modern features, such as solar panels, to secure its long-term viability as a key civic and corporate hub.
